As with most hotels and hostels we have a few terms and conditions!


Please read the following carefully. By using this website and booking with us you accept the terms and conditions as stated. Any government guidance will superseed any of the below conditions until the end of the pandemic or when government restrictions are over.

Our cancellation policy is 7 days. We will therefore charge the card provided 7 days in advance of your stay. This means that you have until 1pm 7 days prior to the arrival day to cancel with no charge. Any cancellation within the 7 days prior to your reservation, for covid reasons, will require proof via a positive test result or a self isolation notification with your name on official documents with the cancellation notification, and provided this is recieved by us, means you are eligible for a voucher for a future stay.

Cancellation within this 7 day period will result in 100% of the outstanding amount being taken.

If you cancel on the day of arrival or do not show up for your reservation then 100% of the booking amount will also be charged.

For bookings of more than 7 nights or those that exceed £200 in value we will pre- authorise your card for 50% of the total amount due two weeks prior to arrival. We do this to check your card to see if it is valid and to see if you have the funds available. The 50% is then held until arrival. If these funds cannot be collected, we reserve the right to cancel your reservation.

We no longer take Stag Parties or Hen Nights, after a customer with a Stag party treated our venue like a group of 11 year olds. We look after the safety and enjoyment of all our customers and unfortunately, the customer on the weekend of the 9th & 10th of July has made us implement this as a policy.

We reserve the right to pre-authorise any card at any time for £1 in order to ensure its validity.

We reserve the right to charge an amount for the following but not limited to; Intentional damage to the property including fixtures and fittings, unauthorised late check outs,  allowing non guests to use our facilities/ accommodation without prior approval from management.

We may pursue those guests who fail to pay the agreed amount by any legal means necessary.

We do understand that things happen that can be out of your control, talk to us! We are human! As a small business, cancellations greatly affect us. Please help us to try and avoid them where possible.

Frequently Asked Questions

Whats included?

Everything...well everything you need for a comfy nights sleep and a tasty breakfast!

Clean bed linen and towels.

All the bathrooms have towels and hand wash.

Breakfast, cereals, toast, jams, tea, coffee, milk and sugar


Do you let under 18's stay?


It depends, we accept children aged between 12 and 17, however they must be accompanied by an adult and have sole use of the room.


Do you accept large groups or stag and hen do's?

Not as of 11th July 2021


When can I check in? I might arrive early or very late, when can I check in or out?

Reception is not open 24 hours. Check-in is up until 6pm, please reply to the questions we send you when you book.


Rooms are ready from 2pm


We ask that everyone is out of their room by 11:00 but you are more than welcome to store bags till later on in the day.


Do you have somewhere to store bags or bikes?


Yes we do, but a limited number.


Bicycles...We have limited space to store bicycles in our basement. Please contact us to ensure we have space.


Bag Storage...We will happily store your bags before you check in or after you check out for collection the same day.


What else do I need to know?

Parking... there is limited paying parking outside. It is free overnight, pay meter by day, but spaces are very limited.

For reservations longer than 7 nights we will pre authorize the card for 50% of the booking amount.


Laundry... We provide a laundry service (just like a 5 star hotel!) For a small fee we will wash & tumble dry  your washing, usually a same day service!


Lift... There is no lift and all of our rooms are upstairs so unfortunately we cannot accommodate wheelchair users.
