As with most venues we have a few terms and conditions!


Please read the following carefully. By using this website and booking with us you accept the terms and conditions as stated.

Our cancellation policy is 7 days. We will therefore, reserve the right to charge the card provided up to 7 days in advance of your stay. This means that you have until 1pm 7 days prior to the arrival day to cancel with no charge.


Cancellation within this 7 day period will result in 100% of the outstanding amount being taken.


If you do not show up for your reservation then 100% of the booking amount will also be charged.

For bookings of more than 7 nights or those that exceed £200 in value we reserve the right to ask for a non-refundable deposit of 50% of the reservation amount four weeks prior to arrival. We do this as we are a small venue who are very busy and could miss out on bookings if we did not do this. If these funds cannot be collected, we reserve the right to cancel your reservation.

Whats included?

Everything...well everything you need for a comfy nights sleep and a tasty breakfast!

Clean bed linen and towels*(* From Reception £2 fee per towel).

All the bathrooms have hand towels and hand wash.

Breakfast: cereals, toast, jams, tea, coffee, milk and sugar all self service


Do you let under 18's stay?

It depends, we accept children aged between 12 and 17, however they must be accompanied by aparent/guardian and have sole use of the room.


Do you accept large groups or stag and hen do's?

Yes, but only for Private Hire of the premises of up to 20 people max. The largest group outside of a Private Hire that we accept is 6 guests. These require a non-refundable deposit up to 4 weeks in advance to secure the booking. Minimum stay of 2 nights for any Private Hire. Please enquire via email.


When can I check in? I might arrive early or very late, when can I check in or out?

Reception is not open 24 hours. please ring the front doorbell on arrival prior to 5.30pm, and also please reply to the questions we send you when you book, including your email about our e-key system. Late arrivals can be organised by letting us know when you recieve your confirmation. We then email you self check-in details on the day of arrival prior to reception closing.


Check-in is from 2pm, when your e-keys are activated.

We ask that everyone is out of their room by 11:00 but you are more than welcome to store bags till later on in the day, please ask at reception for this. It does not mean you can stay on the premises after your check-out time.


Do you have somewhere to store bags or bikes?

Yes we do, but a limited number.


Bicycles...We have limited space to store bicycles in our basement. Please contact us to ensure we have space.


Bag Storage...We will happily store your bags before you check in or after you check out for collection the same day.


What else do I need to know?

We are a venue with shared rooms and spaces. We expect people to clean up after themselves in common areas like the kitchen. It is a simple matter of respecting your fellow guests.

Parking... We DO NOT PROVIDE PARKING but there is limited paying parking outside. It is free overnight, pay meter by day, but spaces are very limited. We suggest looking for a parking portal online.

For reservations longer than 7 nights we reserve the right to pre authorize the card for 50% of the booking amount.


Laundry... We provide a laundry service (just like a 5 star hotel!) For a small fee we will wash & tumble dry  your washing, drop it in the morning, get it the next day!

Lift... There is no lift and all of our rooms are upstairs so unfortunately we cannot accommodate wheelchair users.
